Is stručni nadzor (professional construction supervision) required in Croatia?

Once construction starts, the question is no longer what gets built but how well. We act as your representative on site — checking quality and materials, controlling cost and schedule, and verifying that what the contractor invoices matches what has actually been done. Croatian law requires professional construction supervision (stručni nadzor) by a licensed engineer; we provide it, and go beyond the legal minimum.

What does a pre-purchase property inspection include?

Buying — especially from abroad — means trusting photos, an agent and a seller, all of whom want the deal to close. We don't. We inspect the building itself: structure, roof, façade, moisture and installations — and the things that quietly turn into big bills — then give you a realistic estimate of what it will cost to put right.

What do you deliver during design and permitting?

We turn an idea into a complete, permittable, build-ready project — drawings, structure, installations and budget worked out together, to the standard the authorities and your contractor both need. New coastal homes, renovations of old stone houses, apartment conversions, hospitality fit-outs.

What is construction diagnostics?

When something is wrong — damp, cracks, a leak you can't trace, a failing façade — guessing is expensive. We diagnose the actual cause using non-destructive methods, so you fix the cause, not the symptom. On the coast, salt and sea air do specific damage to stone and concrete; we know what to look for.

Which areas do you work in?

How long does a building permit (građevinska dozvola) take around Trogir?

It depends on the plot, the municipality and how complete the documentation is, so we do not publish a range. After the first meeting — once we have seen the site and the paperwork — we give you a realistic timeline for your project and tell you what could delay it.
