Pre-purchase Inspection
Buying — especially from abroad — means trusting photos, an agent and a seller, all of whom want the deal to close. We don't. We inspect the building itself: structure, roof, façade, moisture and installations — and the things that quietly turn into big bills — then give you a realistic estimate of what it will cost to put right.
What we do
- Full building-condition inspection — structure, foundations, roof, façade, walls
- Moisture and damp check with an infrared thermography spot-check
- Electrical, plumbing, heating and installations condition — an MEP overview
- Red flags of unpermitted / illegal construction — legalisation (legalizacija) issues are common
- Built-vs-documentation consistency — does what's standing match the main design (glavni projekt) and the cadastre (katastar)
- A realistic near-term repair and renovation cost estimate, with photos
How it works
- Before the visit — you send the address, listing and any documents
- On-site inspection — typically a couple of hours, depending on size
- Report within a few working days — condition, red flags, estimated costs, photos
- Debrief — a call to walk you through what it means for your decision
What this is not: we don't do the legal due diligence — title, encumbrances, the land registry (gruntovnica) versus the cadastre (katastar), or maritime domain (pomorsko dobro). That is your lawyer's job. We do the building, flag the legality red flags we can see, and coordinate so nothing falls between us.
